Covenants
There are a number of covenants relating to each property and to the estate in general.
These are designed to promote good neighbourliness and to ensure the preservation and responsible upkeep of the estate in the interests of all.
- For the houses, the covenants are contained within Schedules 6 and 7 of your Deeds.
- For the flats, see Schedules 4, 5, 6 and 9 of your Lease.
Where a property is rented, it is the shareholder’s responsibility as the Landlord, to ensure that tenants are provided with the covenants, and with this, and any other relevant information about the estate.
Shareholders are required to inform the managing agents if letting/re-letting their property. Current contact details for both themselves and/or their letting agency and for their tenants must be given to the managing agents at the start of the assured tenancy.
FML will act where covenants are breached to the detriment of residents of the estate as a whole.
