Flats

Fairacre has two blocks of flats.  The smaller block ("Block A") contains two one-bedroom properties.  The larger block ("Block B") contains eight two-bedroom properties.

Fairacre Management Limited (FML) are responsible for maintaining the external fabric of both blocks of flats, the roofs, the internal circulation areas, the window frames and the balconies.


Noise Nuisance

Due to the type of acoustic in the building, sounds are easily carried around. Residents are asked, therefore, to observe the following regulations (which are also highlighted in the relevant covenants):

  • To lay and maintain good quality carpeting and underlay or other sound deadening material in all parts of the flat (see Schedule 9. Para 14 of the covenants).
  • Be mindful of hard shoes on those living below you.
  • DIY or maintenance is not permitted after 6pm.
  • Do not use the rubbish chute after 8pm.
  • Keep voices low when returning late at night.
  • Not to transmit noise (music/tv etc) in that it’s audible outside the building (see Schedule 9. Para 16).

Refuse Collection

There is a centralised rubbish chute for landfill/general waste located on the landing of the stair well in the main block. This should be used for non-recyclable rubbish only. The chute falls into two large paladin bins at the ground floor of the building. Please be mindful of the noise that falling rubbish creates and refrain from disposal down the chute at unreasonable hours.

If you have larger bags of rubbish that won't fit down the chute, or risk blocking it, you can put the rubbish in the bins directly from the bin door located at the side facing Acacia Grove.  Each property in this block should have a key to this door (these can be requested at a cost from the managing agents).  Please ensure the door is locked again after use.

In addition to the rubbish chute there are recycling bins by the main entrance to the building. 

Waste bins are product specific:

  • Blue lid bins: Paper and card recycling
  • Green bins: Dry, mixed recycling (tins, cans, glass, plastics)
  • Brown bins: Food waste recycling
  • Black bins: Non-recyclable household rubbish
    Please note these black bins are only for use by residents of flats 15 & 16, as they do not have access to the communal chute in the main block. 

Black and brown bins are collected every Thursday. Blue lid and green bins are collected every other Thursday.

If the bins become contaminated with mixed rubbish or are over filled, the Council will not empty them.  Similarly, they will not remove rubbish left next to the bins.  If you have large volumes of cardboard or other materials you are advised to use the Council’s recycling centre at Villiers Road.  Bulk waste items can also be collected by Kingston Council using their bulky waste collections service.

Entrance Door

Since the main front door to the larger block of flats is a shared entrance, please ensure it closes properly behind you so as not to allow unauthorised access.

Try not to let the door slam after entering the property. The auto-release mechanism has taken a lot of abuse recently and is expensive to replace. Once inside the door, please use the handle to close the door quietly behind you.

The residents of Flats 17 and 18, who live adjacent to the main entrance, are more exposed to the noise of the front door opening and closing, so please try and keep noise to a minimum.


Balconies

It is not permitted to hang washing on the balconies or to store any items on them except for garden furniture. It is also requested that voices be kept low when using balconies to avoid disturbing others.


Windows

Residents are responsible for the cleaning of their own windows (the outside glass can be simply and safely cleaned from the inside by flipping the window over), and to maintain a clean and tidy appearance of their window coverings as per the covenants.


Fire Safety

The main entrance locates the evacuation plan for the building, in case of emergency. It is the responsibility of each resident to ensure that they have the necessary smoke and fire detectors within their property. It is also advised that each householder should install a carbon monoxide detector.


Communal Areas

For reasons of Health and Safety, with the exception of the existing pot plants and the table in the entrance lobby, residents must not place or store ANY items in the entrance hall or on the landings.

Cleaning of the hallway, landings and stairs is carried out once a week. Should residents or trades people create any mess in the meantime, please clean it up out of respect for fellow residents.

Residents should not park immediately in front of the entrance to the flats other than for the purpose of loading/unloading.  This area is required to be kept clear to allow for access for emergency vehicles.


Utilities

Gas
Gas meters are located in the individual flats.

Electric
Electricity meters for each flat are in the electrical cupboard under the main stairs. Residents should have a key to the electricity cupboard. Additional copies can be made and supplied at cost through the managing agents.

Water
Each flat is serviced by its own cold water feed to the kitchen from the main street conduit. In addition, there is a cold water storage tank situated in the roof void of the main block, which supplies non-drinking water to the bathrooms and toilets.

Because of the communal nature of this supply, the managing agents must be advised, in advance, about any proposed changes shareholders wish to make to the water or central heating arrangements in their property. Residents or contractors must not access the roof itself or the roof void containing the water storage tank without the consent of FML or the managing agents.

Any changes that may impact any of the communal utilities must be notified in advance to FML or the managing agents and only be carried out by appropriately qualified, registered and insured contractors and be in compliance with the required Building Regulations.


Insurance

FML is responsible for ensuring there is adequate insurance in place regarding the external fabric of the building including the roof, as well as the communal areas within the flats. Other insurance requirements specific to individual flats, e.g. contents, accidental damage etc are the responsibility of the flat owner/shareholder.
